Typically 6 months. Rates have dropped in the last month so it may make since. Make sure that you understand the costs involved and the break even i.e. the number of months of savings it takes to pay for the cost of refinancing. For a larger loan you can get a no cost refinance but not sure what value of home you are talking about in Colby. The answer is yes, but how soon depends on the loan product you have now, but for most it's 6 months.. You have to be getting a benefit.. Meaning, going from an ARM to a fixed rate, or be saving 5% of your payment, etc... But it can be done.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. if you are looking to only refinance the current mortgage and take zero cash out other than closing costs, prepaids, and escrows then you can do the refinance the very next day. You just can't use the same lender. They will get charged back on the loan so if it is a friend or someone that you don't want to lose money then ask them their waiting period. 6 month waiting period is for CASH OUT refinances.
