Generally speaking, with a chapter 7, the earliest you can get a loan is 2-years after the discharge date. But each situation is different, so be sure to contact a local mortgage broker for more information.

Even though you will hear answers like 12 months or 2 years, most of the time, it is really 3 years depending on your situation like why you filed BK and how have your performed at re-building your credit since then. Have an Experienced Realtor you trust in your area refer you to a lender that understands this type of loan.

CH13 requires 12 monthly on time payments for the lender to consider you for a new loan. You would still need to have sufficient credit and income to qualify, but guidelines allow you to purchase / refinance after 12 months with trustee's permission.. CH7 requires 2 years from the discharge date.. if there was a home involved with CH7 and you let the lender take back the home.. then you would need to wait at least 3 years from the date the property was taken out of your name to apply.. and only using FHA.. conventional will require 4 to 7 years before you would qualify. What type of BK did you file? For Ch a 7 we require 2 years from the discharge date. For a Ch 13 we require, on time payments for at least 1 yr and permission from the trustee, if you are still in the Ch 13 and 1 yr of on time payments and re-established credit if you, have been discharged.
