How much time to apply for a loan after escrow opens?

We are buying our first home and will have an accepted (counter)offer and escrow opened by the end of this week. How long do I have after escrow opens to apply for a loan? My problem is that I have to travel on business the whole of next week. The seller has agreed to a 40 day escrow, so we have time, but I'm not sure if I can wait a week without starting the loan process. We're still shopping for rates. Well Beloit, you should have been working with a Loan Officer before you ever started looking at homes... Most LO's will tell you upfront what you're going to be charged for a loan... If the interest rates go up or down, his fee is already disclosed and won't change. You certainly shouldn't be worrying about a 1/8 % point up or down... in the long run, losing the home you really want will make any small change in the interest rate irrelevant. That being said, if you gather up your supporting documentation, IE... Tax returns, pay stubs, bank statements, etc... And send them to your LO before you leave, he can at least get started on your file. The biggest problem with you leaving right after having your contract accepted is your inspection period. For most states, it's 10 days... if there are any property deficiencies, then any resolve would have to be worked out within the 10 day period, or it's assumed your accepting the property as is... Also, most competent LO's will not order the appraisal until the inspection period and any deficiencies are worked out.. In the overall picture, even if your leaving town for 7 days, there should be enough time for the LO to do his job... but your certainly making him work for his money... WilliamAcres.com
