How much time and cost will this take?

The title of my house has been transferred to my living trust. I am thinking about refinancing, but the bank will not refinance unless I re-title my house in my own name r How much time and cost is involved in retitling my house back to my name by BarryJimenez2 from Miami, Florida. Any decent loan officer should be able to accomplish this as part of the refinance process. They simply pull it out of the trust and put it back in for you as part of the process. It should not cost you anything more than your standard title/escrow fees for closing. If a title company did charge you, the fee would be minimal. This is an easy process coordinated with a title company and loan officer. There is usually a very small fee or no fee to accomplish this. The title company will handle both documents and file with the court at the appropriate time. To answer the questions specifically almost no additional time and cost would be between 0 and $200.

You will sign a Grant Deed that takes the property, briefly, out of the trust and into your name. This has to be done because otherwise the title company would have to actually read and understand the trust, making sure it wasn't irrevocable etc. It also means you can sign all the mortgage papers with just your name instead of Trustee of the "your name" Family Trust 2009". At the end of the signing, you sign another Grant Deed that places the property back in the trust with you as trustee. All title companies should be aware of this process. So the time factor is the time it takes to sign a few documents. Email me if you have anymore questions. Hope this helps.
