It depends on the loan program that you select. Most likely you would need 3.5% of the price of the home. There are a few programs that dont require any money down but they require certain circumstances to qualify.

Hello, if you are buying in Jefferson County you would need at a minimum of 3.5% down payment, so on a 100k $3500. In addition, once you get a contract you will need to get a home inspection (approx $300) and pay for the home appraisal ($400 or so).I am a first time homebuyer specialist. Louisville Metro also has forgivable down payment loans for down payment assistance for up to 20% of the purchase price.Give me a call at 502-671-3468 or check out my website at www.brianleecurl.com.I'd be glad to guide you through the process and help you with your home financing. Thanks - Brian

Different loan programs require different downpayments. USDA RURAL loans can require zero money down, others a minimum of 3%. You will need 20% down if you want to avoid paying private mortgage insurance with most mortgage loans. There are a few exceptions, depending on the program.
