Work history rules for home loans come in two phases. First, you must have at least a two year history IN YOUR LIFETIME. Second, is that if you have been out of work for more than six months, you must be back at work at least six months for hourly or salary jobs. If it is self employed, commission, tips, or other variable type of income, you must be there at least two years. Once you've been back to work for at least 6 months, and assuming you are salary or hourly, then you should be ok.. if your income is based on some sort of variable pay, ie.. bonus, commission, tips, etc.. then you would need to wait 2 years for most programs.. I'm a preferred Lender with Arizona and California being my primary markets.
