How long after my credit counseling plan is completed should I wait before I apply for a mortgage loan?

More info needed.. Specifically, were you on a "Debt Management Program" (DMP), or did you go on a "Debt Settlement Program" (DSP).. because the two are vastly different.. if you did the DSP, then that would hurt your credit and it might be a couple of years before you can apply.. under these programs, you actually hired a company to negotiate your debt for less than what was owed, and those "Settled" accounts will show on your report as a negative item.. but on a DMP, these are usually offered by non-profit or government agencies.. and you pay back all the money you owe.. if this is the program you were on, then you should be able to apply right away since there should be nothing on your credit report as a result of this program.. Also understand that you must meet all other eligibility requirements in order to qualify.. But if you want to know for sure, then you should contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
