www.imortgagelending.com >> USDA requires a 3 year waiting period. A short-sale is treated just like a foreclosure. Its based on the sale date of the property.

3 years from the date the home was taken out of your name which the lender verifies through a title report. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. I do a lot of USDA loans in MN, SD, and WI. The required waiting period after a short sale to obtain a new USDA Rural Development loan is 3-years. In theory, it can be less if you meet very stringent extenuating circumstance rules. The sad reality is regardless of your reasons, no one offers the extenuating circumstance options - so a full three years will be required. www.MortgagesUnlimited.biz/USDA
