How fast can a VA loan close? What documents are needed?

Loans can close promptly, however there are a lot of moving parts to a home loan. Also know that it's not 100% the lender who dictates the timing, but the appraisal, your responsiveness and ability to return documents, and title.That being said, a couple of weeks can be realistic, but remember, it comes down to many moving parts all working together. Thanks for the question, Darius. First, are we talking about purchasing a new home or refinancing your existing one? With us (NRL Mortgage), we can close refinances in as little as 14 days and purchases in about 21. Documents that are exclusive to this type of loan that you'll need are your DD-214, which we'll use to order your COE (Certificate of Eligibility). Depending on the speed of the appraisal, we are able to close VA loans in 3-4 weeks. We will need the following to begin your application:1) last 30 days of paystubs2) Last 2 years tax returns3) last 2 years w2s (plus 2013 when it comes out)4) last 2 months of bank statements, all accounts, all pages.5) copies of your drivers license and social security cards.6) a copy of your DD214 so that we can determine your eligibility.We just sent loan documents out on a VA loan last night that was done in about 18 days. Darius, the bigest timing factor is often the appraisal which can take up to 10 days, otherwise pretty average is 3-4 weeks. If everything falls into place sometimes as little as 2 weeks - but that is pretty rare. You'll need 30 days of paystubs (or LES) 2 years w-2's, 2 months bank statements, DD214 if you are separated from the military, copy of drivers license and sometimes other info depending on the details of your application. There is no "one loan fits all", and therefor there is no standard time.. typically VA loans can take 4 to 6 weeks, but there are so many things involved in the process, and multiple agencies, that many things can happen which would cause a delay, and most would be out of your control.. as far as documentation, there is the standard supporting documentation you would need for any type of loan, then there would be documentation required for VA loans, and once your lender reviews your complete file, their could be additional documentation necessary.. for this reason, you should contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
