There will need to be a legal action for you to receive 100% of ownership, so go find a local title company and explain what has happened.. There's an option called a "Quiet Title"... The title company has attorneys that are familiar with real estate deed laws.. and they probably have a "Flat Fee" for representing you in this action.. This will take several months, since you will need to mail certified letters to the ex at their last knows address, as well post multiple "Public Notices" in local news papers in an attempt to find him/her..
