Find a lender and loan officer that you feel comfortable that is also knowledgeable in the business. Consulting with them would be your first step so they can understand your short and long-term financial goals. With this information they can help head you in the right direction as far as financing options. The actual application part is easy it's just a 15 minute phone call and credit check to get things started.

You will need to get to get together your last 2 years tax returns and paystubs to see how much your income will qualify a home purchase. With most loan programs now you have to have down payment money. It is never a good idea in my opinion to think about buying a home with no savings. A licensed loan officer in your area should be able to sit down with you and let you know what you do and do not qualify for, either by phone or in person. Please call if I can help you!

You should call three lenders and have a conversation with them about their rates and process. You should be able to develop a comfort level about the competence of the individual, what their rates are THAT day and some information about their process. After those conversations, decide which one gave you the best comfort level and discuss with them the information about what is needed to get pre approved. Most Realtors want you to be approved and know that you can get financing after your offer is accepted. You can find a few lender options from a variety of sites like Lender411, the yellow pages or google....
