In order to qualify you must first apply wih a local mortgage broker. After the originator has your credit profile, work history etc. etc. they can tell you if you qualify.
To qualify for an FHA loan you generally need to have a 640 credit score or higher in addition to to the income and employment requirements. The FHA loan is only available for Owner Occupied properties. If you would like to get pre approved go to www.gustheloanguy.com. And fill out a full loan application.
You should always work with a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. We have access to loan products of MANY lenders, not just those of ONE bank, and can properly guide you. But more importantly, we are trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation. If you are looking for a great Loan Originator, The National Association of Mortgage Professionals has many very qualified Loan Originators. You can find one that serves your area at www.NAMB.org Click the Find a NAMB Broker tab and select your state. Members adhere to a strict Code of Ethics which benefits the consumer. Don't forget to check out your selected Mortgage Originator at the National Mortgage Licensing System at www.NMLSConsumerAccess.org ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ Licensed in California and Arizona ~ www.LoansA2z.com 888-889-9950

The question you may want to ask is what are the qualifications for the best loan for me. And the best way to find out is with a real conversation with a local lender that can best understand your goals and desires for a mortgage - Talk to your friends and family and get a referral to a lender. A good lender will need to take a full application and interview you to best understand your needs and help you choose the right type of mortgage for you. I work in Lansing and you can find out more about me at: http://www.unionnationalmortgage.com/eastlansing/msilkworth Good luck!
You will have to talk with a broker and give more information on your situation. Most lenders offer FHA mortgages. The property must be FHA approved and you must qualify as well. 620+ credit and decent debt to income levels will be needed.
