I don't want to be liable if ex wife defaults on the loan. by greg.loubke607 from Salem, Arkansas. May 2nd 2016
She will need to refinance the loan, simply removing your name from the title of the home will not suffice. You will still be liable for the loan on your credit. Talk to your Attorney, most will not recommend pulling your name off the property until the divorce is settled. But to answer how to remove from title, A "Quit Claim" form can be filed by the title company to remove your name.
In addition to what John said, it is possible however not very likely that the loan servicer may release you from the mortgage. I have seen them do this on occasion for a fee. You might want to call the servicer and inquire about removing the name from the loan obligation.
The only way to remove your obligation is for the property to be paid off.. either by selling it, using your cash funds to pay it off, or having it refinanced into the ex's name only.. But understand that taking your name off the deed to the property does not release you of your contractual obligation for the mortgage. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
