How difficult is it to get a construction loan with a credit score of 730 plus and a 6 year old black that included a foreclosure

More info needed.. First, lending guidelines look at a BK with a foreclosure differently depending on whether or not the property was in foreclosure before you filed or if the foreclosure initiated after you filed.. Also, depending on the loan product, the mandatory waiting periods vary.. FHA is only 3 years.. but FHA has a maximum loan amount that varies by county.. Conventional has higher allowable loan amounts, but you need to wait 7 years for a foreclosure, 4 years for a BK.. But this is all in reference to the mortgage loan you have to qualify for once the construction is done.. For a construction loan, it's going to be highly unlikely that you would find a lender willing to do a construction loan with a BK and foreclosure less than 7 years.. So again, more info needed.. but it looks like you could purchase something now.. but if you want to build a custom home.. then you will most likely have to wait.. Your credit score is just fine, but the bankruptcy and foreclosure may or may not be an issue. It really depends on how much money you need, and therefore what type of loan lenders will offer. Contact a local mortgage broker in your area, give them a full application, and let them zero in on what is exactly available to you.
