The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Hi George! I true Pre approval will require the review of your income ( 2 years Federal Tax returns and w-2's, most current 1 month's paystubs and 60 days of most current bank statements showing your assets. Retirement accounts, if quarterly, the most current quarter. Will also need your VA eligibility as well. You can then receive a true pre approval. Just giving information over the phone and a credit pull is considered a pre qualification. Most Realtors prefer the pre approval. Need to talk with a local lender that will take an application from you to figure out your approval amount and request needed documents from you. Typically they will ask for w2's pay stubs your certificate of eligibility and the such
