Contact a local real estate agent or a title company.. they can assist you *(for a fee).. As far as an "Option to Purchase".. I would be very cautions.. You have to ask yourself.. in this market, when homes are selling within hours of hitting the market, why would a seller offer seller financing??? In 99% of the instances, it's because it benefits the seller.. not the buyer.. The property might not qualify for conforming financing.. they might be asking more than it's worth.. There's even a strategy where an investor offers a home via seller financing, but in reality, they are doing a lease with the option to purchase.. which is just a fancy word to say a "Lease".. and if you don't make your lease payment on time, you can be evicted.. no foreclosure necessary.. I would be very cautious when dealing directly with a seller in this scenario.. I'm a preferred Lender with Arizona and California being my primary markets.
