how can I find a lender for harp 2.0 refinance that doesn't have a lot of their own, additional loan requirements ?

You need to be much more specific.. every lender has overlays, and they vary lender to lender.. If I have a lender that only has ONE overlay, and it just so happens to be what your looking to get overlooked, then it doesn't matter that they only have one.. Ideally, you should be reaching out to a local mortgage broker.. since brokers deal with numerous lenders *(I have 21), with each lender offering a different set of guidelines, then the more lenders, the more lending guidelines, and the greater likelihood your loan scenario will be accepted.. but if you can be more specific, then it's possible someone here can point you in the right direction. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. William is spot on! We deal with 56 lenders, all of whom have their own criteria, guidelines etc. Contact a reputable local lender who is experienced with HARP 2.0.
