How can I finance a house that has small house on the same property, but can not be cut off

It's possible but would depend on the appraisal, they will likely need to find other similar properties that have sold in the area. Also, the financing would be based on the full property not just the small home you mentioned - you could not just finance the main house because the mortgage would cover the entire property. Can you not have the small house surveyed off from the rest of the property?If not then it would have to be included with the appraisal & it may be very difficult for the appraiser to find comps based on your property.

The problem is going to be with the Appraisal trying to find comps..
