Hi,I filed bankruptcy in 2011 and my condo that I am currently in was put in my backruptcy. I would like to sell my current property and purchase a home less than 60,000. Are there any programs or services that can help me obtain a mortgage with my bad credit?

If you still have bad credit it will be difficult to find financing. Any lender who would consider a mortgage will expect you to have re-established good credit through new accounts since then. Marginal or poor credit is never a good thing and if you've had a bk in the past you need to show that you are now a good credit risk - otherwise why would any lender consider making a loan to you...

Hi AJordan,It's not clear whether you filed a Chapter 13 and are still in the plan or if you filed a Chapter 7 and are likely then discharged over 2 years. either way, financing may be possible depending on the details surrounding the bankruptcy and your credit profile since then. Yes, it is possible, depending on what is still reflecting on your credit report and if you have re-established your credit. The first step is to find out what your credit report looks like. You may need to take steps to have items that are not reporting correctly corrected. Meet with a local Mortgage Banker/Broker rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. We have access to loan products of MANY lenders, not just those of ONE bank. More importantly, we know how to help you clean up the credit report. If your bankruptcy filing was a Chapter 13, then you will need to have at least 12 payments on the plan paid as agreed and permission from the court. For all other chapters, FHA only requires a two year wait from the day the Court ordered the discharge. The National Association of Mortgage Professionals has many very qualified Loan Originators.
