hi my two sons have mortgages can they swop homes

The only way they could swap homes would be for each of them to sell the home to the other.. both would be applying for new mortgages.. they could however add each other to the deeds where they both would have an interest in both properties.. this would change ownership where both sons are partial owners of both properties, but they are only responsible for the mortgage they signed.. this would be legal in most states.. whether it would be legal in yours would be a question for a local real estate attorney.. Hi Carol, I would have to get more into the details of the situation to know for sure, but what they may be able to do, assuming that each is going to occupy the home that they are trying to own, would be for them each to move into the others house, (if they haven't already), add themselves to the title as William suggested below, make the payments on the mortgage of the house they move into, and then refinance themselves into a mortgage in only their name after making the payments for a period. (probably 6 months at least). I'm happy to help with the financing or just give you advice.
