Help..I have great credit and my fiance has bad credit..I currently own a house but would like to purchase a new one..Help

Hi guys! This is my first time on this site, but I have a question. I have a great credit history, 740 credit score, never one late payment, and have a house for almost 3 years now in February. I am getting married, and my fiance has bad credit, forclosed on his house, and is going to have to file bankruptcy now because of a judgment for $30,000. He has had a job for 3 years with steady income, but I have had a job for almost a 1 1/2 now, but I work mainly off tips, and don't claim a lot of income. Is it possible for us to be able to sell this place and get another using his income, but my credit, and my job? Or will we have to wait a couple more years? Hi cujo38. You are between a rock and a hard place. In today's mortgage market, income has to be proven by tax returns or w2's. If you do not qualify for financing on your own because of lack of income proof it will be almost impossible to add your fiance and qualify with a current BK and a past foreclosure. Even with the most liberal of conditions on an FHA loan you would have to wait 2 years from a BK and 3 years from a foreclosure to get approved provided your fiance's credit has been re-established and meets minimum scores guidelines There is no splitting of qualification factors between 2 parties. If both are on the loan then both good and bad indicators from both parties are required to be used. Without knowing all the factors involved it appears that your best advice would be to wait the 2 years necessary to clear the BK and focus your fiance on building up his credit by paying his bills on time religiously and managing his credit properly.
