More info needed, but in general.. all major derogatory events require a mandatory waiting period. Some are as short as 12 months, but most are 2 to 7 years depending on the loan program you qualify for. But without knowing the specific's, it's hard to advise you.. When did the BK discharge? last month or last year? Was there a home included in the BK? Have you reestablished credit? Do your current credit scores meet the minimum lending guideline requirements? Was your BK a 7 or 13?.. etc, etc, etc.. again.. more info needed.. I'm a preferred Lender with California and Arizona being my primary markets.
