Hello I am in Texas I am a first time home buyer will I have to take a home buyers course for a bond program?

Each program has specific requirements.. but most of them will require you take some sort of home buyer education class. There's one class online that takes about 20 minutes, and there's other classes that require you to be present for 8 hours.. and everything in between.. If you contact a local mortgage broker, he should be able to advise you which program would be necessary based on the bond program your applying for.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. You do not have to. Just advisable if you feel after meeting with loan officers you still feel don't have a full understanding of loan process and what it entails becoming a homeowner.
