You might qualify Cathy. Go to the following website to start. http://www.fanniemae.com/loanlookup/---Then proceed from there. You must find out if the loan is currently owned by Fannie Mae.

Without intending to crush your hopes, the honest answer is probably not.. I have run 150 applications through Fannie Mae and have yet to get anyone approved with a score under 670... (One exception.. husband 795/ wife 671, Husband had $300K in reserves). if you're in a debt management program, it will show on the credit report and will reflect negatively... Here's the good news... this program (HARP 2.0) is effective through December 2013.. So you have about a year and a half to get out of debt management, and improve your credit score.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

You will not be able to include your second in the refi. It will have to be re-subordinated. Take Gary up on his offer to help you.
