Harp 2.0 Refinance with LPMI (Radian) in MICHIGAN

We've been to hell and back for 2 years trying to figure out refinance options for our home in Michigan. We qualify for HARP 2.0 (or thought we did) until we were told that we have lender-paid PMI through Radian, and as such our current servicer Wells Fargo will not help us with this modification. I'm convinced Wells Fargo will not help with anything as long as they are getting paid. We've been told by Radian that they will work with any lender who is an 'active master policyholder' although I can't find any information out there about who these lenders might be. We would like to shop around for a good rate and make sure we are getting the best offer. Any resources out there that aren't going to result in lender/broker solicitation calls with no real results are much appreciated. by katiej_125_142 from Waterford, Michigan. Apr 10th 2012 Reply

If you have not already, you should contact a local mortgage broker.. there are many lenders out there who are doing HARP loans and transferring your lender paid mortgage insurance is not an issue... so the best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Wells Likes to hold onto the loans as long as possible it seems. doing a modification with Wells - chase - Bank of America can give a person a heart attack. Send me your contact info and I will run over some details with you and see what your options really are. Thank you

The biggest problem you have is trying to work with one of the big banks. Don't do that. I keep preaching to avoid them except as a last resort. There are other solutions out there. Start by contacting a local Mortgage Banker /Broker. We are better equipped to handle these programs. Each file has it's own unique circumstances and the big banks only want to use the cookie cutter approach. I have the same situation, but my loan is with Chase, but my LPMI is with Radian. I even have the form that Radian uses to do their modification of the LPMI - I sent it to a Chase representative and thought I was actually going to get somewhere but he ended up coming back and saying not now....hopefully in a few weeks they will add more features, try back end of April. I tried with another lender but they want to requalify me and my husband is self employed, so apparently we can't qualify now. I don't get that...we are able to pay a higher amount why would we not be able to pay a lower amount? I'm in Florida, anyone have any suggestions for me??
