More info needed.. all lending programs have mandatory waiting periods.. with FHA it's 3 years.. with conventional, it's 7.. USDA its 3 and if you have VA benefits available, it's possible in 2 years, but more than likely, you will need to wait 3.. FHA has a special program that will allow you to purchase 1 year out.. but again, much more info needed to advise you properly.. for this reason, I suggest you contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Hello, I would need more information to determine if there is a program that will work for you but you can get a mortgage in as little as one year out of foreclosure depending on the circumstances and so forth. We are a direct lender that lends in every state. If you can provide more info I can help determine what is available to you. Feel free to ask any other questions you may have. Thank You Gregg Pomeroy Bank Of England 1-800-577-0113
All NEW loans have mandatory waiting periods after a major derogatory event like a foreclosure. I don't have enough information here to give an answer, but contact a local mortgage broker in your area. Give them a full application, and they can zero in on what is available to you, and when.
