A 225K FHA loan t 4.75% should have no points and no origination fee. Currently, 4.75% should rebate back to you, at minimum, $5,452 to be used towards your closing costs. (based on a 2.298 discount) No one needs to make $5,171 on a 225K FHA loan so if you assume a 1% broker origination fee, you should easily get 4.75% with a credit of $3,202 for closing costs. You need to shop around a bit more. The scenario you described should yield you a 4.375% interest rate. Gregorio Denny -- WeFixRates.Com --

Correction, 4.75% should rebate 2.448% at minimum and that was the number used in the calculations.
