USDA is 100% financing if you are purchasing in a USDA defined area.. VA allows for 100% financing, but you must have VA benefits available to you.. Conventional allows for 3% down if you are a first time home buyer.. otherwise, it's 5% minimum.. Fha allows for 3.5% down.. If you get with a local mortgage professional, they would have advised you that 20% is not necessary.. and most financial planners will advise you it's not wise to put more down.. "Cash is King".. so the more you can keep in your bank account the better.. I'm a preferred Lender with Arizona and California being my primary markets. Good credit and a 10% down payment is more than enough in most cases. There is more to loan approval besides credit and down payment, so contact a local mortgage broker with your personal details. But you are off to a great start!
