had a chapter 7 bankrupcty discharged june 2010 that included our home. the home foreclosed 8/2010 and deed in lieu 10/5/2010. we have been renting for three years this may and have raised and mainted our credit score 680+ and have alittle bit of savings for down payment..we were under impression at 2 years you were eligible for a new home loan but now are finding its threee years from foreclosure date ? anyone know any lender in florida or that can lend in florida with our circumstance..? thank you by JAPJMP_652_572 from Sarasota, Florida. You can obtain an FHA loan after 3 years from the date that the deed to your home was transferred out of your name.
Guidelines allow underwriter discretion if the circumstances surrounding the bankruptcy can be documented as death/illness related and outside of your control. Finding that underwriter may take effort though. 90% will hold you to the 3 year seasoning requirement.

Regard of the reason, you have had serious credit damage. Creditors now want to see a good strong stable rebuilding of your credit. They want to see you've been good for the three years since the foreclosure before allowing you to buy again. Once the three year period has passed, then apply with a local lender.
