If you're in Chapter 13, it's best that you purchase your home prior to getting your BK discharged.. Under FHA guidelines, you can purchase after you have made 12 on time payment to the trustee, and you get permission from the court. If you wait till your Bk is discharged, you will have to wait 2 years after that date to apply.. (FHA allows for a Manual Underwrite if your less than 2 years, but very few lenders are willing to do this).. guidelines for Foreclosure is 3 years waiting period from the date the property was transferred out of your name.... If you are still in your BK, obtaining new credit to help build your score will be difficult. Once your BK is discharged, you should be able to obtain a couple of Cash secured credit cards. The followining is for Chapter 13 bankruptcy only: Conventional loan:2 years from the discharge date, or4 years from the dismisssal dateFHA/VAAcceptable with 12 month acceptable payment history of the bankruptcy and permission from the court. Credit must be re-established outside of the bankruptcy
With a Chapter 13, you can refinance out of the bankruptcy after the first year as long as you paid according to the plan. You can also refinance or purchase a home immediately after discharge of a chapter 13, with a proven, positive payment history (this is confirmed with the trustee). you will need to get your credit active.. is your chapter 13 paid off yet? normally they are 3 to 5 yrs plans.. you stated you filed, so we need the discharge date, and also , are you veteran??? if you want to re active credit after a bk, after the discharge, you can open up new credit cards, and sometimes it depends on your credit score, you might have to do some secured cards first you can email me at yourloanpartnerforlife@live.com
