Your best bet is to get a hold of a local real estate agent or local mortgage broker.. they should be on top of the latest Down Payment Assistance (DPA) programs in your area. A nationwide lender or your local bank will not be of any help to you.. If there are no programs available, then you might have other options.. if you have VA eligibility, you can purchase with zero down.. if you're looking in a USDA defined area, you can purchase with zero down. With conventional, you can go 3% down as first time home buyer, and FHA charges only 3.5% down and it can be gifted.. There are also programs which allow you to go FHA with a 96.5% first, 3% 2nd and only 1/2% down. But really, you need to start by contacting a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
