How exciting. Looking for your first home. You are doing the right thing contacting a lender before you really start looking at homes. There are many variables in getting a loan - your credit score, how much you have for a down payment and closing costs, your income, your debt. Getting your financial ducks in a row and finding out how much home you qualify for will give you a sense of confidence. You can then talk to a real estate agent with your financing already in place. After you look around you may fall in love with a different home or you will realize the one you are living in now is perfect. I would recommend using one of the Lender 411 mortgage professionals to help you put a financing plan in place. Good luck.

OK... Kabigb_... you need to be careful... do your due diligence... you need to be sure you are dealing with a LOCAL mortgage broker, not a Bank, not a 50 states or internet lender, but the local guy... be sure to check out your loan officer on NMLSconsumeraccess.gov this is the government website that has the background of every loan officer in the USA... licensed or not... Loan officers working for banks are not required to be licensed, or educated, which is why I always recommend working with a Broker.. The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
