Fed Shutdown

I was pre-approved for my 1st home through Fannie Mae. I realize Fannie and Freddie are a federal agency that support the mortgage industry. Should those that are considering new home purchase be worried or use extra caution during the shutdown? by carcus381 from Tempe, Arizona. Dec 31st 2018 Reply

Actually, as agencies that are responsible for acquiring and securitizing mortgages Fannie and Freddie have no operational bearing on your loan. Loans are originated by individual lenders according to the underwriting criteria established by the Agencies. So the government shutdown will have no impact on your loans approval and funding. ~ Bert Carpenter, The LoansA2z Team of Cherry Creek Mortgage ~ NMLS 40586 ~ Licensed in Arizona, California and Washington ~ www.ApplyYes.com 888-889-9950

It should be noted that some loan programs require lenders to include a copy of the borrowers tax transcripts. For those loans, the government shutdown could cause delays as transcripts are not part of the 'essential' government operations that avoided the shutdown. Double check with your lender to determine if lack of transcripts will be a problem ~ Bert Carpenter, The LoansA2z Team of Cherry Creek Mortgage ~ NMLS 40586 ~ Licensed in Arizona, California and Washington ~ www.ApplyYes.com 888-889-9950
