easier to buy through FSBO or realtor?

I am considering searching FSBO homes only. Will this be faster than a transaction with a realtor involved? Buying out of home state (california), where the real estate is much cheaper (indiana) and i can afford to not negotiate.

Probably just the opposite.. Most FSBO are not familiar with the sale process, and don't know how to properly advertise.. That being said, using a realtor to purchase your home costs you nothing.. yet they have access to thousands of properties.. And regardless of you using a realtor or not, everything is negotiable.. do yourself a HUGE favor.. hire a realtor local to where you're looking to move to.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. This is just going to be an opinion, but I think you should get a good buyer's agent and have them do the work for you. They have access to a broad network of properties. Tell them what you want and let them put in the legwork. Realtors are also very helpful when it comes time to write the contract. Not only for the price negotiations, but for the details and legalities as well. There is certainly nothing wrong with finding/buying a FSBO property if you happen across one, but for a true search, my opinion is that Realtors certainly help. Best of luck with your search!

Pretty much agree with the first answer from John. Without using a Realtor the process won't necessarily be faster, sometimes they actually facilitate a fast closing by guiding the seller through the process - especially since you are out of state. Depending on the home and market conditions you might get a better price FSBO but it will really depend on the specifics of the homes you are looking at and the local market. Good luck!

I regularly buy FSBO properties in Marion County. If you are paying cash, as your comments suggest, you can strike a very good deal with a motivated seller. If you would like to discuss this further, you can contact me at primefinancial@frontier.com. I have several properties I am working on, that I might be able to wholesale to you.
