It will not hurt her credit to not be on the mortgage. However, depending on your wife's current credit profile, it might improve her credit over time to have on time mortgage payments on her credit report. I have access to software which enable me to run unlimited scenarios for things we could do as well as how it would affect your score. In addition, I can use this software to project out in time so we can see what the effect will be in one month, or two, or more. I'm happy to help with the financing or just give you advice. That's a subjective question.. Most credit profiles are analyzed in their entirety.. meaning it's not just one or two items that determine one's credit score but the entire credit portfolio.. Having any credit trade line being paid positively is a plus to one's credit score.. And mortgage payments do weigh a heavier impact on the credit score since for most, it will be the largest debt and payment on your report.. So to answer your question.. Not having a mortgage would not hurt the credit score, but having a mortgage on your credit report will improve your credit... I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
