Does HARP 2 help people with high DTI? if so, I am looking for a broker that can work in the state of Maryland. by rusherd from Oxon Hill, Maryland. Aug 29th 2012
I guess we need to know what your definition of HIGH DTI is, and what debt you are including to calculate your DTI. HARP 2 loans are run through an automated underwriting system (either DU or LP), and it's the complete profile that the AUS looks at... if your DTI is high, but your Loan to Value is low, it' possible you would be approved.. But no one can do a HARP loan unless they have DU/LP approval... in general 45% is the threshold.. If you are self employed, then having a qualified mortgage broker look at your file could be very beneficial.. They are experienced at looking at the items that self employed borrowers write off to lower their income, in turn pay less taxes.. but the mortgage company knows what items can be added back in, in turn lowering your DTI, and in by doing this, it's possible they can massage DU/LP to get an acceptance... I'm a Broker here in Scottsdale AZ and I only lend in Arizona. What is "high" DTI in your case? HARP loan refi's are in place to assist those underwater on their mortgage for the most part. High DTI ratio is a problem for you as the borrower, there is no "relief" offered to help those with too much debt via HARP. Each lender will make an allowance for DTI but in general, if you exceed 47% DTI you are not likely to meet the qualifications for a new loan unless your LTV is really low and you have a lot of assets and excellent credit.
It is very possible. Please call me to discuss your situation. Rick Nash 443-994-3132.
