living overseas. It seems my credit report isn't valid even though I've been paying a mortgage in the US for 5 years and submit tax returns.

So originally I wanted to refinance with HARP, but when I got to the end of the process, underwriting denied it because of this credit report issue. The house is a 3 family property fully tenanted and cash flowing in Boston, MA. I've owned it for about 13 years. The LTV on it is around 80%, but I could pay it down to 75% without a problem. I live in London but I still have US bank accounts, credit card and paying a mortgage. There absolutely must be a way for me to refinance this property. I've been told that I'm stuck until I actually move back there. That can't be true. I can't be the only one living abroad that has tried to refinance in the US.

I don't see a problem, unless your credit report doesn't contain all the parameters an Underwriter needs. They usually need a couple open trade lines for at least 24 months, and 3 FICO scores. If they do, and the Underwriter still says "no", switch Lenders.

Establish additional credit cards that report to the 3 US credit bureaus, and a USA mailing address.

Yeah, you don't need to be Stateside to get it done. Call a lender411 loan officer to help you. The biggest hurdle is that you will need to make a couple visits to the US Embassy for the closing and to get some other forms notarized.

Do you have 3 trade lines (VISA MC plus the mortgage)?Why refinance under HARP - you are not upside down and HARP 2.0 rates are higher than conventional.You filed US Federal tax returns with positive cash flow for the rentals and you have employment income to cover your housing and credit debt in the UK?Foreign Nationals can get loans in the US. The paperwork may be intensive but today everything can be sent to your lender by pdf. attachments.

If the credit report is invalid I can't see anyway that you can get a HARP or any other mortgage other than Foreign National product that calls for 60% LTV

Yes, that's what I'm told. Many people say it can be done, but I think I'll need an LTV of about 60% too. What a shame.

If you have credit accounts in the US you should have a fico. Additionally as long as you are filing tax returns in the US, there should be no reason why you should not be able to refinace an investment property. If you were running into issues it would appear the lender you were working with did not structure the refinance transaction properly. I would recommend searching for another lender. Good Luck

Here's the thing, I've worked with about 10 different lenders and they've all told me the same thing. Dead end. Ok, thanks anyway.
