If it sounds too good to be true it probably is. I see there ad there on the side of the page and at that interest rate it is doubtfull they are offering a ''true no cost refi''.In California your best bet would be to call or email Greg Denny, who is the top lender in the state, and request a quick quote. Anyone can give you an offer without you having to come to closing with any funds. No one can offer you a "No Cost" "No Fee" refinance. There are 3 ways to pay for a refinance; you can pay for it yourself at closing, you can increase your principal balance to absorb the costs, or you can pay a higher rate and have the lender / broker credit the costs. None of those are ""Free" since they still cost you whether it be in cash, in increased principal or increased rate. I don't know how "right" it is, but when I looked at their ad yesterday, I don't remember them disclosing things properly per our Truth in Lending guidelines about the APR (which would essentially be the same if it were "no cost"). Even if they are in compliance, I personally thought the ad was deceptive since I don't remember it disclosing the program, i.e. 30 year fixed, 15 year fixed, 5/1 ARM, etc. From what I'm remembering, I would guess a consumer would think it's a 30 Year fixed, but it's probably a 5/1 ARM or 15 year fixed. Of course, this was only my opinion from a vague memory. I agree with ColoradoLender that "if it sounds too good to be true, it probably is."
There is no such thing as a Free Lunch. Have you heard that before? In fact, it's against the Law to advertise that way.The legal way is to advertise No Out of Pocket Fees. Every loan officer in the nation can offer you that, if you want a higher rate or have the fees added into your loan balance. .... Happy funding, Rudi
