Yes, there is a waiting period after a Deed-in-Lieu. Generally 3 years for FHA Financing. But then Wait period not required if borrower is current on mortgage/debt & is not taking advantage of declining market conditions.
In reply to your followup question: For a Conventional loan generally it is 7 years after a Foreclosure. With extenuating circumstances 3 years could apply with a min of 10% down. You can find my contact information on my profile page if you wish to talk.

More info needed.. But in general, It depends on the loan program you are applying for.. With all government loans, (FHA, USDA, VA).. deed in lieu is looked at the same as a foreclosure.. Conventional however will look at it the same as a short sale.. For Gov. loans, VA is 2 years but most lenders will make you wait 3.. for FHA and USDA, it's 3 years.. for Conventional, it's 4 years, but if it were a foreclosure, it would be 7..
