Per Mortgagee Letter 2005-50, the Streamlined (k) program includes the discretionary improvements for "Repair/replace/add exterior decks, patios, porches." It does not specify whether the deck is required to be attached and that is most likely a requirement of the investor who is funding the draws and loans. If the deck in question requires and architectural engineer in order to build and/or repair, you will not be able to utilize the Streamlined portion of the 203(k) program.

Im assuming you mean the current deck, and no it could be done as part of the loan but would need to be completed in accordance to the 203k rules..... hope that helps

It sounds like the home in question has a deck, but the deck is not attached to the house. Is this a free standing deck out in the yard, or is it a deck you would step onto while exiting the house. If so, how high off the ground is the deck? A deck that serves as an integral part of the function of the house, such as serving as an entrance or exit point, can be included in a 203k project. If it more than 1 foot off the ground, there may be building code requirements that would require it to be attached to the home, in which case the 203k requirement would require it as well. If you doing a 203K and are adding or improving a deck for an entrance or exit out of an exterior door, then the answer is yes.. if you're talking about adding or rebuilding a deck that is not attached to the home, then under certain situations it could be included. For example, if you have to improve the lot because of faulty grade, and there is an existing structure (Deck) on it, then you would be able to replace that structure once the faulty grade is corrected.
