DOES A BUYER HAVE TO HAVE A VISA FOR AN I-TIN LOAN ?

Hi Karen. No they do not. They need the ITIN and ability to prove employment and income. No VISA and I fact if they do have a VISA they would have to purchase a home using a foreign national loan program. -Gena

More info needed,,, how long have you been here? what kind of work do you do? Are you self employed? do you work for a company? are you paid hourly/salary/commissions/bonuses, etc.. For all conforming loan's (FHA, VA, USDA, Conventional) you must be a citizen or prove that you are here legally,,,, And if you are employed, you must show you are legally allowed to work in the US for your income to be considered.. Ie.. a valid work permit or VISA, and you would need to show a 2 year history of employment/income.. Also, you would need satisfactory credit in order to be eligible for any type of conforming loan product. This is a standard, across the board underwriting condition for all conforming loans. Anyone stating otherwise is probably not a mortgage professional. For Portfolio/hard money loans, there are programs but these loans are not insured by any agency.. therefore, they will require a much larger down payment and higher rates and fees than a conforming loan.
