You will need to be able to get in the door with your credit score, each lender has their own overlay as to what that score is. Talk with a local lender and it will probably come down to the whole profile of income assets and credit not just only the credit score

Yes.. pretty much all lending programs are going to look at your credit scores and HARP is no different.. per the guidelines, certain things are ignored, but regardless, your file will be run through an automated underwriting system,and the results are what determines whether or not you might get approved. If you want to know for sure, then The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Score is a requirement of all loans... regardless of what you may read. It doesn't have to be perfect, but it can't be bad.

Depends on who holds your current mortgage. Usually going back to them is the best options. I worked at Wells Fargo in the call center, all we did for 4 years was the HARP product. With Wells, the only requirement was employed and not late on your mortgage in the past 12 months or 2 times late in the past 24 months. That was about it. If it was a refi not serviced by us then credit would need to be pulled.
