Mandatory waiting guidelines are 2 years after discharge... if you had a foreclosure along with a BK, then 3 to 7 years.. There are other programs out there that will allow you to purchase sooner, but the guidelines are very strict, and few that apply actually get approved.. For hard money lenders, if the loan to value is low enough, there will always be a loan waiting for you.. but be forewarned.. these loans have very high interest rates and fees...
