I agree with Lisa Puto's comments with regard to Manufactured Homes. I would only add that you may also need a Structural Certification completed. Lisa is a good lender and I would guess she would say the same about me. Make the needed phone calls and discuss more specifics.
There's a big difference to the loan product necessary for MFH.. To obtain a mortgage, it would be necessary for the home to be architecturally attached to real property, then there are lenders who will finance this type of property. If the MFH is not attached, then you would need to find a lender who will lend on the home only. (not a real estate loan or mortgage). I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
