In order to transfer title from your son's name into yours, any existing liens need to be paid in full. Is your son's ex-wife also currently on title? If you would like to own the property, you would purchase the property from your son. If he has 20% or more equity in the property, I would be able to structure the loan with no downpayment from you as long as you qualify for the loan. More than likely you will need to purchase the property - not refinance. Your son can gift you any equity in the home but this will be a complicated process and you will need a highly skilled loan officer to assist you.
