There are lending programs for folks in BK 13, but they require that you have made at least 12 on time payments to qualify and there are only specific programs available to you... and not every lender will do it.. for this reason, your best bet is to to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. My suggestion would be to look for a local mortgage banker in the metro Boston area that works with folks who have credit issues. You need to stay current on your mortgage, any lates at all and you are toast. My profile is in the Lender411 database. Technically, it is possible to buy a new home while you are currently in chapter 13 bankruptcy. You need permission from your bankruptcy trustee, and you need to find a willing lender. Needless to say, the vast majority of lenders are not going to be super excited about lending to someone in your current situation. Contact a local mortgage broker in Massachsetts for more assistance.
