yes, for certain lenders for fha ,but i need more information, like income source, prior bk;s or forclosures, etc.. are you by yourslf or do you have someone else to be on the loan? linda my email is yourloanpartnerforlife@live.com

FHA does not have a minimum credit score requirement.. but also understand that FHA does not lend money.. they only insure loans against default.. the lenders, or those with the $$$ have their own set of rules above what FHA requires.. It's these "Overlays" that require a minimum credit score.. and for most it's 640. There are lenders out there that will allow for lower scores and some will go as low as 500, but the lower the score the more strict the guidelines, and few that apply actually qualify.. Also understand that the lender will do a "Tri-Merge" credit report which is a compilation of all 3 major credit reports.. then they use the lowest MID score of borrowers from all 3 bureaus.. If 585 is your highest score, then its' not the score they will use to determine your qualifications.. but here's the biggest thing you need to consider.. the credit score is just one of about a hundred different things that lenders look to determine one's eligibility.. if you have had a BK, Foreclosure, Short Sale, Judgments, unpaid taxes, unpaid student loans.. even If your credit score were 750, and you had one of these deficiencies, you still might not qualify.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
