You do not need a buyer's agent to buy a house, but keep in mind, if you approach the listing agent they will then be required to "attempt" to equally represent both the buyer and seller. Not an easy task. I highly recommend working with a buyer's agent. It costs you nothing.
No, but you would be foolish not to use one.. It does not cost you anything, and having an agent assist you in the purchase can be very beneficial since they do it many times per year, they know what issues look out for.. also, if the home is listed by another agent, then by you purchasing that home without your own agent, then the main fiduciary responsibility for the listing agent is to the seller. Yes, but as everyone has mentioned you should. You don't have to pay for him/her and they are in your corner. There are many situations that could come up where you are thanking your lucky stars you have a Realtor representing you. A listing agent can still help you, but then they have to represent both parties. Best wishes, Sean
You do not need a buyer's agent, but you may as well get one as it does not cost you anything. If you decide not to go with an agent then if you have a friend or a referral from a friend you can get to at least review the contract for a nominal fee then you may be able to negotiate a little on the price of the house. Not sure of how market is in CA but in CO most houses going near asking price or higher.
