do I need a appraisal for HARP refinance?

For most instances, you do not need an appraisal.. when your lender runs your file through the Automated Underwriting System (AUS), it will determine if an appraisal waiver is allowed.. typically, if you're in a well populated area with lots of current sales, then more than likely you will be given a waiver and no appraisal will be necessary.. I think in the past there was a lot of people that were getting an Automated Value for the home and not needing an appraisal. However when Fannie Mae updated guidlines a little while ago the AVM was removed from the automated approval and most were getting kicked to a place where you would need an appraisal. That being said working with the right lender it will not matter as there is no cap on Loan To Value on this program
