Seller pays Realtor fees. You would want representation. It is a complex transaction and a lot of disclosures that the agent would help you with along with putting your offer together. So 1st get pre-approved and then select your Realtor.
You don't "need" a Real Estate Agent, but the system is really set up for most people to use the services of one. While you don't personally write your agent a check for their services, the cost of their services is built into the sales price you will pay for the home. So are you paying for them? Yes. Can you get away without? Yes, but only on For Sale By Owner properties. I strongly suggest contacting a local mortgage broker in your area. Typically, when you buy a home, the real estate services to you are at no cost.. the seller of the home pay's the commissions for both the buyers agent and the sellers agent.. Keep this in mind when you decide to sell a home.. If you use an agent, you will have to pay the commissions.. I've been a real estate investor for over 30 years.. i wont buy or sell a home without using a real estate agent.. there's just too much that could go wrong that it's just not worth the risk of saving a few dollars compared to making a mistake and it costing you tens or hundred's of thousands.. Also understand that if you decide not to use an agent to buy, and the home you are interested in is being offered for sale through a realtor.. then then that realtor will get double commissions and in most states, the fiduciary responsibility the agent has is to the seller.. meaning, the listing agent might know of a material defect or fact about the home, but because their primary responsibility is to the seller, they cannot tell you of the defect.
